3D DIGITALISATION OF INDUSTRIAL BUILDINGS AND SITES

Plan changes around the existing conditions

When refurbishing a hall or expanding an industrial site, your designer needs reliable information about the existing conditions. Older drawings may omit later alterations. We use 3D laser scanning to prepare digital survey data tailored to your project. Where needed, we supplement terrestrial scanning with drone surveys of roofs, façades and outdoor areas.

01 Refurbishments and extensions

Industrial surveying and 3D digitalisation

When refurbishing a production hall or extending an industrial site, the original drawings do not tell the whole story. Actual dimensions, clearances, access routes and the position of structures determine what can be built. We use terrestrial 3D laser scanning to capture accessible parts of the building and register the individual scans into a common point cloud. Designers gain an up-to-date spatial reference, including where years of alterations are missing from the documentation.

Depending on the brief, we prepare a 3D model, floor plans, sections or elevations of selected parts of the building. Teams can assess the space available, develop refurbishment proposals and coordinate disciplines using the same data. We agree the survey and modelling scope around the intended use, so you avoid paying for unnecessary detail while retaining the information that matters. The result supports design, cost planning and preparation for construction.

04 Site development

Industrial surveying and 3D digitalisation

Across a large industrial site, information is often scattered among old drawings, individual photographs and different employees' notes. Mapping and 3D documentation bring buildings, paved areas, access routes and surrounding land into a shared overview. Depending on the required deliverable, we combine aerial capture with ground-based surveying. Before collecting data, we establish whether it will support expansion planning, management of outdoor areas, coordination of works or comparison of changes.

Deliverables may include an orthomosaic, point cloud, terrain model or an accessible 3D overview of the site. We prepare outputs in the agreed coordinate system and formats for further processing. For repeat surveys, a consistent scope makes selected areas comparable over time. Management and technical teams gain a common reference for investment planning, project meetings and communication with external designers.

02 Existing-condition surveys

Industrial surveying and 3D digitalisation

When installing new equipment, the key questions are often whether it fits and how it can reach its intended position. We record the accessible geometry of the hall, structural elements, access routes and visible building services within the agreed scope. Where needed, detailed ground-based capture is supplemented by photographs or aerial views of external areas. The aim is a clear spatial reference shared by the designer, equipment specialist and site manager.

The deliverables help teams assess clear heights, available space, delivery routes and potential clashes during planning. They provide a reference that different disciplines can revisit when specific questions arise, rather than simply a picture of the hall. Concealed services and inaccessible areas are clearly distinguished from surveyed elements. This makes it clear which decisions the data supports and where additional checks are needed before proceeding.

05 Silo and process plant digitalisation

Industrial surveying and 3D digitalisation

In older silos and production facilities, conveyors, motors and pipework change over the years while drawings often remain unchanged. Essential knowledge can end up resting with just a few experienced employees. We use terrestrial 3D laser scanning to capture accessible floors, structures and process areas. Photographs and, where specified, a virtual walkthrough help designers, maintenance teams and plant managers understand the equipment and its location.

Deliverables can include a registered point cloud, process schematics, an equipment register and technical documentation. For a more detailed brief, we create a BIM model with identifiable components, their parameters and connections. This provides a reference for modernisation, shutdown planning, contractor briefs and staff induction. You can start with one building or a selected part of the plant and extend the documentation in stages. Where surveyed areas remain unchanged, archived data can support further modelling without repeating the entire survey. Survey scope and access to process areas are agreed with the operator.

03 Maintenance

Industrial surveying and 3D digitalisation

Roofs, façades, tanks and elevated parts of industrial buildings are difficult to assess from ground level. Aerial inspections provide detailed images of visible surfaces while showing each location in the context of the whole building. We plan capture around site operations, access and local conditions. The focus is on what the asset manager or technical specialist actually needs to examine, such as roof details, cladding or visibly damaged areas.

We deliver organised photographs, overview images and, where specified, a spatial model of the selected area. Managers can define repair requirements more clearly, show contractors the relevant location and compare conditions before and after work. Visual data supports technical assessment; a photograph alone does not establish the cause of a defect or structural capacity. The purpose is to improve maintenance planning and reduce repeat visits made simply to gather basic information.

06 Digital asset register

Industrial surveying and 3D digitalisation

When managing or taking over an industrial site, a list of buildings and equipment is only the starting point. You need to know where each item is located, its recorded condition and where to find its technical documentation. We link a virtual walkthrough to equipment identifiers, nameplate photographs, available documents and notes attached to specific locations. Serial numbers, meters and meter readings can also be recorded within the agreed scope. Information stays connected to its physical context.

Asset managers, service technicians and new employees can familiarise themselves with the facility remotely and prepare specific questions before visiting. Dated documentation supports handover, maintenance planning and comparison with later conditions. For multiple sites, we agree a consistent register structure so teams can find information in the same way across the portfolio. Access to the online walkthrough, update arrangements and file handover are tailored to your team's needs. The result is a practical reference that remains useful when managers or contractors change.

Deliverables for your next project stage

Depending on the brief, we deliver a registered point cloud, 3D model, floor plans, sections, elevations or photographic documentation. We agree the modelling scope, required accuracy, coordinate system and file formats with your designer before surveying. At operational facilities, we coordinate access and survey conditions in advance.

Let’s discuss your project

Send us the location, approximate scope, available documentation and intended use of the deliverables. We will recommend a suitable approach and prepare a quotation. We work throughout Slovakia.
